In our city; Housing

We need to come up with a houseing concept. I belive that each city should be able to develop thier own concept, so if we come to a conclusion here, that doesn't mean we should expect to see this world-wide. Also, if as a tribe we are split between two designs, well then I'm sure both will manifest in different cities somewhere someday.
This is where it does get personal. take your mental art-brush and design your future.

some ideas to begin:

Megastructure:
A massive appartment complex. like a castle of olden times, everything you need under one roof. there would be couryards and open spaces within, but no gardens. This city would be a fixed size, with little flexibility - good for where population limits need to be enforced. Good for efficiency of infrastructure ie. heat, water, transit etc.
Negatives- could be claustraphobic, stagnant.

Individual housing:
With garden: allows for more natural personal space, greater individuality for children. Garden can be used to grow herbs and vegitables, mabey even a fruit tree. could have a pond for fish, could even set up an aquaponics garden.
Without garden: much smaller city, means more community space and more wildlife.

Community space - could be gorgeous forests and parks. Means more social activity for children, less isolation, less privacy.

Question: How does the spectrum of isolated play to community play affect the phyche of a child?
speculation: all in all, a ballance would be best.
Speculated action: Have individual gardens, but focus the city structure around communal play.

The house itself:
Unique: house built in the owner's desired fashion
Issue: money, does one buy a larger plot, or are all plot sizes equal?
this means little or no municipal control over housing. regulations could be set for energy efficiency... but if we have a wealth disparity, then some may just 'afford' to be wasteful.

Uniform: Houses built factory style, the latest in our knowledge to create efficient housing. these houses would be very cheap to construct and maintain, repairs would be easy.
This creates a situation where no one owns a house. here, if you wanted to move to the other side of the city, you just trade houses. everyone rents. 'rent' could be financed in the same way as a purchase. you rent for life, so perhaps you have a minimum monthly payment, but once you have piad a certain amount, you 'own' your house. you own a house. not 'this' house, as you can still trade, but basicly, you have earned your right to houseing and no longer need to pay for it.

If similar systems were setup globaly, then you could also move anywhere in the world without having do do anything other than present your ID.

THe negative: uniform housing; how can any one company say 'this' is the perfect home, you will all conform. I think people need to be able to personalize thier habitat. Although today we DO have appartment buildings where hundreds of people manage to create a personalized space within a uniform wall structure... so perhaps the issue isn't that bad after all... thoughts?

Modular Megastructure:
One giant conglomerate as with Megastructure... except that this one grows and evolves. Parts for housing made factory style, yet parts are interchangable to create a variety of easily constructed houses. this way the city structure grows with the population and old segments can be easily replaced with more modern ones (200 years form now we are going to have some different ideas).

is it possible to have personal gardens in a megastructure style city?
is it feasable to have effective disaster control in an interconnected infrastructure? IE: is fire an issue?
If we have personal gardens, the city is then limited to a ground level structure.
If there is no garden, we could have 100 houses on top of one anouther.

If we have sky scraper appartments, then even with extensive greenspaces... will we not be overcrowded?
