&lt;br/&gt;Betty Bryan is prepared to immediately execute a trust deed and promissory note for a prospective investor who can loan her the $15,000 she urgently needs to meet her current legal needs. There are two mortgages; The 1st trust deed is held by $649,000 from Select Portfolio Loans, the mortgage payment payments on her adjustable rate loan have just increased but this loan is being rescinded which will take from 6 months to a year according to her attorney. &lt;br/&gt;According to Betty's lease contract with Kokopelli Corporation ( see her lease info below) ailing senior, Betty Bryan, will be allowed to stay in her place of residence on the premises, for the remainder of her life, and Kokopelli Corporation will pay her monthly mortgage.

&lt;br/&gt;
&lt;br/&gt;Kokopelli Community Workshop Corporation has been working for with Betty bryan for almost a year to submit grants and subsidies that will benefit and develop her property. During this time Kokopelli has consulted multiple real estate and legal experts. For this reason we have generated very complete financial profile for her property, including a complete legal history, a recorded document file, and recent appraisals, all of which is available on-line and can be immediately forwarded to any potential investor who might be interested in stepping in to help Betty.

&lt;br/&gt;Since last December, Kokopelli and Betty’s attorneys have futilely tried to demand reconveyance of the inappropriate $600,000 line of credit trust deed in exchange for a either an immediate 44,000 payment or a lower trust deed and but his attorney James Maynard merely states that he is not inclined to reconvey at this time. . Kokopelli’s attorneys met with Ardissoni on January 13th 2008 where it was explained to Mr. Ardissoni that if he allowed Betty’s property to go into a mortgage default; Kokopelli Community Workshop project would not qualify for any of the grants and subsidies that everyone on the Kokopelli Community Workshop financial committee has worked so hard to submit . 
&lt;br/&gt;
&lt;br/&gt;In response, Mr. Ardissoni claimed he would just have to protect his interests and referred us to an attorney James Maynard who chooses not to communicate with us and has not responded to any of attorney John Hansen’s many demands on Betty's behalf. &lt;br/&gt;The purpose of this lease agreement is to identify the duties and responsibilities of each party, as they relate to the tenancy, financing and use of the property known as: 3745 Adams Street, Carlsbad, Ca. 92008 hereinafter referred to as; the subject property.
&lt;br/&gt;
&lt;br/&gt;The intended use of the subject property and the sole purposes of the subject properties usage shall be lawful tenancy by the following entities: Betty Bryan and Kokopelli Community Workshop Corporation; a non-profit organization, organic food farm, energy efficient facility and educational resource assisting the people of the community with higher learning. This non-profit use of the subject property will increase opportunity for private, corporate, community, business and cultural enterprise based on the community's usage. Betty Bryan will be guaranteed lifetime residency on the subject property under the terms of this lease agreement.

    <title>ARM reduction</title>

    <summary type="html">&lt;div&gt;Was calling Countrywide who holds my home mortgage and trying to get more info about my rate and possibly refinancing.  They send out a mailer that says "rate change coming soon, refi now!"  When i called a few months ago the person on the phone was not helpful in describing what might happen to my rate even though i asked 3 different ways.  This time i got someone who was clear and open with me.  I have a rate that adjusts yearly and sticks for the year.  So my current rate is 7.5% and is up for adjustment in October.  In October if the Libor stays the same as it is now it will be 3.7%, then add my 2.25% for my loan and it will be about 6%.  Then it will stay at 6% for a year.  1.5% drop in interest rate is not bad.
&lt;br/&gt;Something to think about for people who are trying to work out the cost benefits to paying for a refinance.  I plan on selling my house somewhere at the beginning of the turn around in the market so i won't have to worry much about extended rising interest rates.

    <title>Offers to reduce property taxes--legit?</title>

    <summary type="html">&lt;div&gt;In the past month or so I've gotten three unsolicited letters from companies that offer to act as an agent for me to get my house reassessed to get me a temporary reduction in property taxes.
&lt;br/&gt;
&lt;br/&gt;I never respond to junk mail offers, but I wonder if the idea of getting my house reassessed to the current (probably lower) value in order to save on property taxes makes any sense? Or is this whole idea bullshit?&lt;/div&gt;

    <summary type="html">&lt;div&gt;Okay so I'm not looking for comments about what idiots we were
&lt;br/&gt;because we already KNOW that.  lol  We refi'd on 12/20/04 from a
&lt;br/&gt;decent fixed rate 1st and 2nd, to a 1st that had a 2 yr fixed then a
&lt;br/&gt;ARM that started with 6.99 and it now up to 11.75%.  Our mortgage
&lt;br/&gt;payments are now up to 4330 per month, which is crazy high for
&lt;br/&gt;us, even though we have decent income.
&lt;br/&gt;
&lt;br/&gt;I am wondering if anyone has real advice or ideas on where we can
&lt;br/&gt;go from here?  I know staying here until we can't make the payments
&lt;br/&gt;any more (and they foreclose) is an option, but I hate to walk away.  
&lt;br/&gt;We have an appointment tomorrow with NACA, an organization who
&lt;br/&gt;helps people in trouble with their home loans, and they have offered
&lt;br/&gt;to try to get our company Ocwen to renegotiation the terms of our loan.
&lt;br/&gt;
&lt;br/&gt;I am open to trying just about anything.  The higher our payments get,
&lt;br/&gt;the more difficult it is to pay all of our other bills.  And at this rate we will
&lt;br/&gt;never improve our credit.

    <title>I'm going to rent my house out. Stupid or no?</title>

    <summary type="html">&lt;div&gt;SO I'm moving to a different city than my house is located in and I'm dead set against selling it (just yet). I've rented to people in the past to help with the payments but have never made a formal lease agreement or anything legal. I haven't gotten burned yet. My plan is to have a property management company help manage the screening, collection of rent, etc, use their legal and maintainance co. for small stuff and possibly contract with a lawn care service as well. I've just refinanced again but have left enough equity in the house that even if the market in Bellingham tanks 30% I won't get stiffed. I won't start looking for a new house until 08 but I really think it'll take me longer than that to move on a house in a higher cost market. Of course, I'd prefer to keep the house forever as income but will probably sell in the next 1-2 years to provide down payment on a new house. I'm just wondering if any of your experience or background might shed some light on this new endeavor. 
&lt;br/&gt;
&lt;br/&gt;As astrological as I'm not, I'm a Taurus and extremely bullish about my financial decisions. I've been in the house since 2001 and am the sole owner. I don't make financial decisions without about two weeks of heavy thought. Any thoughts on this, bud? I'm really curious to hear stories of people who've been burned and what you learned from it, if you'd ever do it again, what you'd do different. I'd also like to know from the financial professional's prospective if this is a huge red flag and fuck no don't do that. I've spent the last month prepping this move, have met with a company I feel comfortable with to handle the property while I'm miles away and feel like I've got a good enough handle on it to move forward. What say you housing guru?

    <summary type="html">&lt;div&gt;I'm in the area that got totally burned down a few years ago.  Most of the houses are up or nearly up .... except one.  A guy bought a huge house on a large lot with a view .... cash ... for his tweeker daughter.  After the fire there was some scandal about taking the insurance money and running off to Florida or something.  They moved a trashy trailor on the property and thugs squatted on the land for a while.  I see they've been kicked out and somebody is clearing the land.  No Real Estate signs have gone up.  I think the property is pretty negotiable as the dad probably just wants to unload the thing.  The utilities are already in, land graded, etc.  BB, what do you think about checking into pooling some money to get a house built and either rented out or sold for profit if the market allows?  The rest of the neighborhood is nice and all new houses.  I don't know for sure that it's for sale but I don't want to investigate without interest.  &lt;/div&gt;
