I'm trying to get a home for the first time, and for the first time dealing with the heartache of someone else getting to a home before I could make a move on it, the frustration of getting the mortgage to come together, etc. So my question is:
How likely am I to get the home on East 5th Avenue that I'm wanting, and what should I do bargaining-wise to make it more likely for me to get it? I'm willing to pay the full asking price as long as they pay closing costs (they'll have to for it to work!), but should I make that my *first* offer? I'm afraid if I bid low to begin with, someone else will get it.

Mon, February 23, 2009 - 4:51 PMwell, you probably couldn't get a good read on it because the loan isn't going to come through. at least not this year. because of my school loans, my debt to income ration is too high (even though i've got them deferred they stillhave to count them) and i cannot include my husband's income because he has his own business, and has only had it for one year now (the business has to have been around for 2 years at least before they can consider the income from it valid).
so a year of waiting isn't too horrible. i just obsess on things and get myself overly stressed. i'm sure i'll figure out something else to obsess/worry myself to death over soon enough though. :P

I'm no expert but I'll try to help you out. Maybe you'll be able to identify with some of the cards as I go along.

Interesting I pulled all swords; the ace of swords reversed, the king of swords, and the 4 or swords. Most of the cards in the suit of swords depict some sort of aloneness. Is anyone helping you to get this house? Whether finantially or otherwise? Or perhaps you are just feeling alone in this situation. I get that you are the king of swords trying to be calm and rational but are also a bit frustrated because you feel that this is not fair to you (ace of swords reversed). someone in this situation could be lying to you or treating you unfairly. Just try to take it slow and think through to the solution. As far as I can see here it looks like the home that you are wanting may come but there will be a lot of uncertainty and also a long period of waiting before you will know anything about it.

I pulled the 8 of pentacles , the tower reversed, and the 2 of wands reversed. The 8 of pentacles really stands out for me. If its a matter of not having the money to afford this house you should increase your hours of work until you get it. And pay attention to any advice you may be getting from a finantial advisor or someone in real estate, they could have important advice to offer you. But most of all don't get to caught up in all that could go wrong or what you don't want to happen. Don't let others dominate you (2 of wands r). Just focus on what you want and make steps in that direction and it will come to you.

I pulled the Empress (r), 3 of cups, and the fool (r). If you feel that you are asking a lot of these other people or being too extravegant then yes you should hold back. Even though the empress is reversed it could lead to a promising outcome but in some way it may be blocked. If you do hold this as your first offer they may be apprehensive at first but I think things will turn out to your advantage. They'll come around.
I asked if the other bidder (or the previous owner of the house, im not sure which) would cooperate with you and I pulled the 6 of cups. They are probably generous people who want to help you.

This is true. I feel at peace with everything right now. I feel pretty certain that if I wait another year, the loan and everything else will fall together... and if at that time I'm still interested in purchasing a home here in Knoxville, I feel like I'll be able to do it.
