As far as traditional caravanning goes – it’s my understanding that agents used to go together with other agents from their own office usually on a Tuesday afternoon. (Most brokers have sales meetings on Tuesday mornings – go figure… ha!) Unfortunately, there aren’t many agents in my office that are open to caravanning. I’m thinking this is probably the same situation most agents face since the industry has SUCH an independent atmosphere. I thought it’d be a great idea to try and find a few other agents in the Atlanta Metro area (regardless of which broker you’re with) who might be open to getting together and doing our own thing.
The way I see it – the benefits of caravanning are (1) it teaches you your market – it helps to familiarize you with specific areas, neighborhoods, homes, price ranges, availability of inventory, etc… which is very important especially when you’re first starting out, (2) you get to network – developing business relationships and friendships with other agents, (3) develop a better eye – previewing homes with a colleague might help you notice things you wouldn’t have noticed on your own, and finally (4) SAFETY! Sometimes I just feel weird previewing a home by myself in a neighborhood I might not be all that familiar with.
As long as I’m not taking a class or spending time with a client, my schedule is flexible. I’d be fine going on a Tuesday afternoon or any time really. Sunday is the day most agents hold their open houses, so that might be a great time as well.
I’d be more than happy to organize the outing – depending on what area of town we’re most interested in, we’d select maybe 5 or 6 properties that are relatively close together, pull up the listing info and map it all out before hand – that way we maximize our preview time and won’t have to worry about spending so much time in the car. We’d be out for maybe a couple of hours – so it wouldn’t be a huge production or anything.
Anyway – I’ve been kicking this idea around for a while and have recently decided to start inviting people out. If this sounds like something you’d be interested in, I’d love to meet you and get started! I’m already doing it once a week by myself, but would appreciate the company and a different perspective. Of course, feel free to invite anyone else you think would be interested.
