Places to live near Lake Merritt

I live in an expensive apartment a block from Lakeshore Ave. that I need to vacate. I've been looking at listings but don't know anything about the nearby neighborhoods. Tuxedo seems to have good prices for what they are offering (it's between E. 21St. and the 580, and bordered by 14th Ave. and 23rd Ave.)

Does anyone know anything about this area? Or Bella Vista? Or Glenview?
