      <description>&lt;div&gt;Why aren't more mortgage borkers helping people get OUT of debt?
&lt;br/&gt;Now, before anyone bites my head off, I know that seems like a slap in the face...I mean, we have some VERY good people in my area who helped us with our mortgage, and I'm sure many of you are good for people as well...
&lt;br/&gt;What I mean though, is I was introduced to something called a Money Merge Account, and when I was done asking all my questions, I was not only converted, I began wondering why all of you, who work with mortgages, didn't think of this sooner!
&lt;br/&gt;Without changing my current standard of living, monthly cash flow or spending habits, I'm now going to pay off my 30 year mortgage (had 29 years left), in only 8.8 years and I'll save $109,000 in interest payments to the Bank.
&lt;br/&gt;
&lt;br/&gt;I would suggest all of you who work with mortgages investigate this, because US Bank, Wells Fargo and Chase Bank are banginging down the doors to get the business from these folks of U1st Financial. In fact, Chase Bank has a table at every single meeting I have been to, and I believe Zions Bank is meeting with representitives this next week. 
&lt;br/&gt;
&lt;br/&gt;Since I started using the MMA myself, i helped my little brother and my retired Uncle do the same. My Uncle, bless his heart, is retired military (army) and bought his first home here at 64. So, he'll be 93 before it's paid off? nope. He will pay off his home in 8.1 years, and will save over $201,000 in interest to the bank. I have also helped someone who will pay off their 30 year mortgage in only 5.6 years.
&lt;br/&gt;
&lt;br/&gt;I know this won't work for everyone (you need decent credit---but don't we all, just to get a mortgage?), but I thought I would mention this here, and let you all investigate for yourself. &lt;br/&gt;I hope some of you will see the potential of helping people with their debts...and frankly, I hope it becomes a powerful tool for you to increase your own business. I'm just grateful I learned of this early on in my mortgage.

      <description>&lt;div&gt;Hello, 
&lt;br/&gt;
&lt;br/&gt;A reverse mortgage is a HUD government loan to people 62 &amp;amp; over who want to stay in their house and not make any payments on the loan. Any homeowner 62 and over qualifies. The loan is repaid by the kids when their parents pass away. The seniors can never be forced to move, as they still own the house. Everyone gets the same interest rate (based on the Treasury Bill). Interest starts to accrue when the money is used. It is a great way for seniors to stay in their home and have access to the equity in their house. There is plenty of inheritance to leave to the kids. All the rates and guidelines are government regulated. The loan origination fees are also regulated by HUD and the same for everyone.       <description>&lt;div&gt;Hello, 
&lt;br/&gt;
&lt;br/&gt;I am a recent home buyer, and not sure which type of loan to choose. I've considered interest only and heard today of a type of loan called an option arm (it had it's benefits, I think). I am not wealthy, and would love the cheapest possible payments, but I also don't really see the point of buying a home unless I can build equity soon. I don't count on a surge in home prices where I purchased (new condo, in "Midtown" San Jose, CA), and would love something that won't break my bank, while giving me a chance to build equity. Would love to hear some options, pros/cons. Thanks.

      <title>95% Construction to Perm Loans</title>

      <description>&lt;div&gt;Hi,
&lt;br/&gt;I'm a broker who is doing quite a bit of CTP loans in the NE Texas area, In and around Dallas.  I have found this to be a really decent product with a one time close.  Contengencies are only 5 % on construction and  a little less than 5% for interest.  Can go with a 95% down as well or do as a refi for those who own their property.  Would love to work with any one out there needing something special and personal attention.
&lt;br/&gt;
&lt;br/&gt;Also help those having problems with regular loans without costing through the nose.

      <title>Arizona Mortgage Broker License Exemption</title>

      <description>&lt;div&gt;I work for a California Lic Broker. I have a client whose primary residence is here in California and now he wants to buy a second home in Arizona. I understand that I am not licensed in Arizona, but that I may be allowed to do 1 loan there on an exemption basis.

&lt;br/&gt;LOS ANGELES (CBS.MW) -- Ever thought of borrowing against the equity in your home to invest in the stock market? The NASD is wagging its finger about that practice. In fact, it issued a warning to brokers this month saying it's not appropriate for most investors. See column on dangers of home-equity lending.
&lt;br/&gt;
&lt;br/&gt;But how about using funds from a loan or line of credit against the equity in your home to invest in real estate?
&lt;br/&gt;
&lt;br/&gt;Home-equity loans or lines of credit (HELOCs) are typically used to make home improvements or pay off debt. But they could make a lot of sense to boost your real estate portfolio, as Deborah Honeck found out after she left her job as a Silicon Valley executive to become a real estate investor.
&lt;br/&gt;
&lt;br/&gt;That's because the tax deduction on a home-equity loan or HELOC can make the cost of your money extremely low -- as low as about 2.4%, based on a HELOC rate of 3.4% for those with the best credit, according to Bankrate.com. And you can have a ready source of funds without tapping other savings or investments you'd rather leave untouched. Finally, the opportunity to leverage your investment in real estate with a small down payment can result in returns much greater than the stock market.
&lt;br/&gt;
&lt;br/&gt;Today, Honeck owns real estate worth just over $1 million, grown from an initial investment in 1998 of $57,000. If Honeck were to sell today, she would generate a 600 percent return on her initial investment over six years, before sales commission and taxes. This is an average rate of return of 100 percent per year, triple the 30 percent return that venture capital firms anticipate per year on an individual venture investment, according to a recent Joint Economic Committee study. 
&lt;br/&gt;
&lt;br/&gt;"I didn't expect to achieve that high a return on my investments," says Honeck. "The nice real estate appreciation we've seen in the Bay Area over the last five years certainly helped."
&lt;br/&gt;
&lt;br/&gt;Honeck's strategy was successful -- so successful in fact that she decided to leave her profession as a Silicon Valley high-tech product manager and become a mortgage broker. Honeck now tries to help people replicate her success at Mortgage Magic, www.mortgagemagic.com, a San Jose based mortgage firm. See her firm's Web site.

&lt;br/&gt;Honeck was a pioneer in 2002, when only about six percent of people took out HELOCs to purchase property, according to the Consumer Bankers Association Home Equity Lending study. The idea is clearly catching on: the study indicates that today 22 percent of new HELOCs or home-equity loans are taken out to purchase property. 
&lt;br/&gt;
&lt;br/&gt;Honeck's story
&lt;br/&gt;
&lt;br/&gt;In August 1998, Honeck got tired of renting small places at high prices. So, against the advice of well-meaning friends, she sold her technology stock and set herself the goal of homeownership by year-end. In November, Honeck found a house she loved for $290,000: a 1,600 square foot, 3-bedroom, 2-bath Eichler-designed home in San Jose, Calif. 
&lt;br/&gt;
&lt;br/&gt;Two years later, Honeck's decisions looked like genius as the technology stock market fell and the job market dried up. After Honeck was laid off from her job in Mountain View, she took a job in San Francisco and found that the hour-long commute left her with little time to do anything but eat and sleep. The job market was shaky, but Honeck had another inspired and unconventional thought. 
&lt;br/&gt;
&lt;br/&gt;"I crunched the numbers and realized that I could afford to own a home closer to San Francisco, if I could get a HELOC to use as a down payment," Honeck recalls. 
&lt;br/&gt;
&lt;br/&gt;Honeck started looking in Alameda and fell in love with a Victorian carriage house built in 1895. She decided to take out a $100,000 HELOC on her San Jose home and put $70,000 down on the Alameda home, which she purchased for $350,000 in 2002. It's now worth nearly $500,000.
&lt;br/&gt;
&lt;br/&gt;Experts recommend caution
&lt;br/&gt;
&lt;br/&gt;Borrowing against your home to invest is like leverage upon leverage, and it's not for everyone.
&lt;br/&gt;
&lt;br/&gt;Jason Schwab, president of Schwab Financial Group Inc., a Los Angeles-based mortgage and business-management company, says taking out a HELOC to invest in the stock market is a bad idea.
&lt;br/&gt;
&lt;br/&gt;"I never recommend that my clients take out a HELOC to invest in the stock market," says Schwab. "You don't take money from a safe investment and put it into a riskier one."
&lt;br/&gt;
&lt;br/&gt;But Schwab agrees that taking out a HELOC to invest in another piece of real estate "is a similar investment type and makes sense for some clients." 
&lt;br/&gt;
&lt;br/&gt;Weigh the risks
&lt;br/&gt;
&lt;br/&gt;Schwab elaborates on the risks involved in investing in real estate with funds from a HELOC: 
&lt;br/&gt;
&lt;br/&gt;* Market risk: The property may decrease, rather than increase, in value, particularly in high-cost states like California and New York. In this case, it could take years for it to return to its original market value. 
&lt;br/&gt;* No renter/bad renter risk: No renter equals no monthly rent check at a time when two mortgages are due. A bad tenant who does not pay the mortgage or damages the rental could put you in the red. 
&lt;br/&gt;* Rate risk: Home-equity loans offer fixed rates but HELOC's do not. When the prime rate rises, the rate on a HELOC typically does as well. 
&lt;br/&gt;* Unforeseen property expenses: Houses, like anything else, need repair and maintenance. Plan on getting hit by high repair bills now and then. 
&lt;br/&gt;
&lt;br/&gt;Steps to take
&lt;br/&gt;
&lt;br/&gt;If you think you are ready to take the plunge, consider taking the following steps:
&lt;br/&gt;
&lt;br/&gt;* Self assess: Write down your objectives for purchasing rental property and how you would manage the risks involved. If you cannot manage the risks, including loss of tenants, then the strategy may not be right for you. 
&lt;br/&gt;* Apply for a HELOC: Once approved for a HELOC, you know how much cash you have to invest, make improvements or use for emergencies. Be aware of possible annual fees on your HELOC. 
&lt;br/&gt;* Talk to professionals: Talk to your accountant, a financial planner and a real estate agent. The more you learn, the better informed you'll be on everything from taxes to property valuation to market rental rates. 
&lt;br/&gt;* Research the property: Take a look at rental and property appreciation trends in the area. You're betting that the property will appreciate, so assess the property and its risks very carefully. 
&lt;br/&gt;* Plan for cash flow: Be sure to conduct a cash-flow projection. 
&lt;br/&gt;
&lt;br/&gt;Be prepared both for the possible loss of tenants and the rise in interest rates, as well as any investments needed to upgrade the property. Know whether you plan to hold the property for the long-term and what your ultimate goal is, such as to generate cash flow or to sell it upon appreciation. 
&lt;br/&gt;Honeck now has a HELOC on both of her properties.
&lt;br/&gt;
&lt;br/&gt;"I now have a HELOC on my Alameda property in case of unforeseen expenses or in the event the perfect property comes along," she says.
&lt;br/&gt;
&lt;br/&gt;If you're at all uncertain about whether to use a loan or HELOC to make your real estate investment, be sure to talk to a financial adviser.
&lt;br/&gt;

I have tried stuff like letterbox drops, shopping centre displays, newspaper, radio, school newsletters, open houses, building relationships with RE, conveyancers &amp;amp; accountants (to name a few) but I need that EDGE. Any ideas? much appreciated&lt;/div&gt;

      <description>&lt;div&gt;Hi guys, I just received my Real Estate license early this year and now work with a development company to help sell their homes.  On the side I also started a Web Design firm to help supplement income.  They both compliment one another well.  I noticed that after I started building my own web site I could show off my homes much faster online and get people interested without having to drive them around.  It also helped me to get all formalities out of the way because most people, who had visited my site, were up to speed on all the little things.  My partner and I are now developing a way to connect my Real Estate site to the MLS.  So with a push of a button, I can now update my site with all my listings.  How have you all done with the internet?  It is now my feeling that this seems to be the way its going.&lt;/div&gt;

      <title>Trade note for  OR real estate ?</title>

      <description>&lt;div&gt;I have a note for ~$194K @ 8%, 30 year amort, payments ~$1500 mo. The note is not well-seasoned, only 18 months old, however all payments have been made either on time or early. The note is secured by a small, well-maintained motel I sold, located on the SW Washington coast, value $250K. The purchasers have excellent credit. 
&lt;br/&gt;
&lt;br/&gt;Am interested in using the note to purchase property in Oregon, anywhere in the Willamette Valley, between Eugene and Canby areas. Would consider further north or south for an exceptional property.  Looking for small acreage, private and quiet setting,  with a well-maintained home of at least 2,000 square feet. Have additional cash and pre-approved through credit union and will consider property valued to $400K.   Not interested in selling note as discounts are too high. &lt;/div&gt;

      <description>&lt;div&gt;In the UK there is the following terms or labels.
&lt;br/&gt;
&lt;br/&gt;Mortgage broker - someone who brokers loans and works with the public.
&lt;br/&gt;Mortgage packager - a mortgage broker whole also does the early stages of underwriting and therefore presents a pre-approved package to the funding institution.
&lt;br/&gt;
&lt;br/&gt;Assume the phrases are not exact but close enough.
&lt;br/&gt;
&lt;br/&gt;A mortgage broker will see about 30% of the applications submitted fail to be approved. Actually slightly more than 30%. A mortgage packager averages 92% success (applications to completed loans) with the majority of the 8% being applicants who back out or otherwise do not complete the purchase using the loan.
&lt;br/&gt;
&lt;br/&gt;Are there any such distinctions in the US?  As a regular US investor I find it diffucult dealing with brokers who really do not understand underwriting so can not accurately represent what deals will be able to be funded vs. those that have problems which underwriting will bounce.
&lt;br/&gt;
&lt;br/&gt;In UK terms I would like to work with someone who packages loans as I have room to change the terms of a deal if I knew what the lender is really going to look for in the details.

      <description>&lt;div&gt;Hello everyone!
&lt;br/&gt;
&lt;br/&gt;I'm a mortgage banker, working as a broker, in Wisconsin.  It appears that it is slowing down a bit for the past month here.  There isn't as much real estate activity right now.  How has it been for the rest of you?&lt;/div&gt;
