      <title>Rent or sale (beginner investor)</title>

      <description>&lt;div&gt;I am a beginner investor and have a question: 
&lt;br/&gt;
&lt;br/&gt;My father has several rentals homes and wants to get rid of one of them, due to it needing a lot of repairs and him getting older and not wanting to deal with it. I was thinking of buying it from him, but was wondering if it would be feasible for me to buy it. What would be a better and smarter option for me: 
&lt;br/&gt;a) fix it and rent it? or 
&lt;br/&gt;b) fix it and sell it? 
&lt;br/&gt;Or what other options do I have? I want to start building assets. All ideas are more than welcomed and truly appreciated. &lt;/div&gt;

      <description>&lt;div&gt;We my friend you must have been talking to the samy guy I did today. He is married to a lady Realtor here in Reno and he told me today that the market is dead! I of course did not really believe that because everybody is building like crazy and homes are sitting 120 days too!  The fact is they are selling houses!
&lt;br/&gt;
&lt;br/&gt;There are over 12 ways to make money when there is a market correction and I know you want to know them all too, so let me start with one that you may have heard of as an old folks tale.
&lt;br/&gt;
&lt;br/&gt;Buyer are everywhere sellers are everywhere, but when the sellers ask too much the law nature is that people will stop pitching offers. Unless the buyers are using there equity in a single family home to purchase/exchange for land. Yup that is dirt. Why would you want to trade a house for dirt? Because you can make more money. In the most simple terms here it is. Trade for land in the path of progress, build a triplex and rent it out.
&lt;br/&gt;
&lt;br/&gt;What you do here is spread your income across three payees and if you do it right perhaps you can live free in the 3rd unit up stairs. Ok so you're not the type to want to live to close to my renter type. Great rent out the units.  More to follow...&lt;/div&gt;

&lt;br/&gt;i have a friend. he wants to do a condo project with a partner (4 units, split upon completion of construction). the friend wants to keep his 2 units (owner occ. on one, rental on the other).
&lt;br/&gt;
&lt;br/&gt;problems:
&lt;br/&gt;1) the friend owes $$ to the IRS (which will be forgiven upon payment of the last 3 years of taxes), so he can't take out any loans in his name
&lt;br/&gt;2) he needs a primary residence, for the tax deduction
&lt;br/&gt;
&lt;br/&gt;question:
&lt;br/&gt;what's the solution? how can he do the construction project and get the deductions in the end?&lt;/div&gt;

Of course the current market place reminds me of an a house I shared with 3 guys while in college. I walked in the door on the first day and one of the roomies tossed a bag of confetti at me which covered the floor in colored paper. So what did I have?
&lt;br/&gt;
&lt;br/&gt;A room full of slobs that couldn’t tell the difference between a clean floor or care less.  My point here is simple there are more signs up than any one cares to look for!
&lt;br/&gt;
&lt;br/&gt;So, let me introduce you to my little friend; called “You need a plan” my friend, yes a marketing plan, that does not use any of the other poo you read in “how to market your home” for the extra smart dummies.

&lt;br/&gt;1) Make a list of houses in the target area that is for sale.
&lt;br/&gt;2)Get toghter with all your friends and ask them who would also like to travel to the same place 2 to 4 times a year. you should group enough persons to take up to 2 weeks each.

This place rents out during the summer for $3,000 per week (12 weeks or maybe 14). that means that the summer is worth $36,000. The other 40 weeks of the year the house can generate 3500 per month or 9 x 3500 = 31,500.

&lt;br/&gt;1 year Mortgage    $42,000.00
&lt;br/&gt;Unpaid balance       $6,000.00
