    <summary type="html">&lt;div&gt;so portland seems to keep systematically killing any place we find to have any kind of fire, and its getting pretty depressing.
&lt;br/&gt;Is there any place left for us to burn?
&lt;br/&gt;Ive heard that the watershed has a bbq night, and that sometimes there is fire there
&lt;br/&gt;but is it limited to just that one day?

&lt;br/&gt;I am moving out of the shared space that currently houses my 6-arm press, flash-heater and light-box. 
&lt;br/&gt;I would like to offer this for use with those interested in providing the space to house it.
&lt;br/&gt;Is anything like that possible at Watershed or does anyone know of that type of arrangement elsewhere?
&lt;br/&gt;I want this equipment to be used by community (respectfully) and housed where it can make beautiful things happen.

&lt;br/&gt;For those who might know of us through an event, or a class, or some other connection, you might not be aware that we barbecue at Watershed EVERY Tuesday. BBQs are mostly a help-yourself affair - we often say if you didn't bring food, you don't know if there's food! We start around 7:30pm and run till at least 11:30pm. Please mind the neighborhood as you park. If you'd like to organize a particular BBQ to be craft night/a band/a meeting, please email wrench@watershedpdx.com or deadletter@watershedpdx.com. There is NO cost for BBQ, nor is there one for having a meeting or projecting during BBQ night. This is a good night to come by to find out more about

&lt;br/&gt;For two years Watershed has existed without a single fundraiser - events have benefited Tool Shed, a variety of organizations - but never the building itself!     <title>art crafty burn at tuesday bbq?</title>

    <summary type="html">&lt;div&gt;Remember a few months ago I was talking about wanting to do try artsy craft build &amp;amp; burn, hopefully at some Tuesday BBQs?  With the weather getting a little warmer, hoping to give it a try soon... maybe even next Tuesday?
&lt;br/&gt;
&lt;br/&gt;I was imagining publishing (on tribe and the portland burner list) a relatively early start time, like 7 pm, when I'll show up with boxes of popsicle sticks, toothpicks, tape, glue, rubber bands and maybe some other craft supplies, and probably a small cooler with beers and some stuff to toss on the bbq.  Probably pull some couches and chairs together in the main room and build for a few hours, breaking for bbq here and there.  I was hoping to start the fire and burn art around 9:30 to 10 pm, hopefully done and everyone gotten to burn their creations by 11-ish at the latest.
&lt;br/&gt;
&lt;br/&gt;Fire-wise, what needs to be done?  Is this even possible at Watershed?  All I have is a small patio fire pit, a couple small fire extinguishers and a water bucket, and a small (but not zero) budget to buy or build stuff.

&lt;br/&gt;i've come to the conclusion that craigslist is a really good place to meet flaky people.
&lt;br/&gt;i saw the watershed and called, it sounds like the toolshed has an open space for $90.

&lt;br/&gt;the manager(?) hasn't called me back yet and it's been like 20 whole minutes!!!

&lt;br/&gt;watter (or collapsible bottles to be filled up in reno or other towns on the way) 
&lt;br/&gt;and possibly another bag of food.
&lt;br/&gt;everything is also subject to what ride i get and how much they can carry.
&lt;br/&gt;
&lt;br/&gt;once i get there i belong to a theme camp so i will survive on my own from there.

&lt;br/&gt;Rose City Vaudeville and Acadian Ballroom is hosting a beer garden, Irish band, and street performers on our blocked off 19th Avenue.
&lt;br/&gt;Look for the Rose City Vaudeville double decker bus in the street, ya can't miss it!
&lt;br/&gt;
&lt;br/&gt;Are you a busker (street performer)?
&lt;br/&gt;This is how it works: 
&lt;br/&gt;We will start at 6:00 and have a sign-up  and we'll announce you, take the stage and you have a maximum 20 minutes of performance time then you can pass the hat if you would like. Then the next performer takes the stage and so on. 
&lt;br/&gt;
&lt;br/&gt;We have just built an aerial rig for trapeze, silk, and hoop if you let us know beforehand.
&lt;br/&gt; 
&lt;br/&gt;Rose City Vaudeville will also be scouting for new talent for upcoming shows. (FYI-our unifying theme is turn-of-the-century costuming and ol' time music with a modern flair. You know, bustles and top hats.)

    <title>Auditions for Superhero Short Film</title>

    <summary type="html">&lt;div&gt;Hey kids, I wanted to let you all know about the auditions we're having for the Superhero Short Film.  It'll be on Tuesday, May 27th between 5 and 7pm.  Let me know if you're interested and we'll schedule  specific time for you.  Here are some details:
&lt;br/&gt;
&lt;br/&gt;The Alter Egos Society is seeking to cast the remaining characters for our action-comedy superhero short film (not yet titled).  The finished film will be around 30-45 minutes long. 
&lt;br/&gt;We’ll film starting in mid June and continue through July (working with people’s schedules) in close in Portland.  
&lt;br/&gt;This is not a paying gig.  Any money raised from the project will go to benefit p:ear (a local non profit that provides opportunities for homeless and transitional youth).  
&lt;br/&gt;
&lt;br/&gt;The Story 
&lt;br/&gt;Three independent superheroes track their respective arch enemies, not knowing their enemies are working together.  The three villains plan to capture the heroes to avoid being thwarted.  Battle ensues.   When an interstellar creature threatens the Earth they must band together to defeat it.
&lt;br/&gt;
&lt;br/&gt;The characters (not yet cast):  
&lt;br/&gt;The Sorcerer, protector of this dimension from malevolent mystical forces.  Intelligent, stoic and slightly aloof. When he’s standing quietly he’s actually pondering the distant corners of adjacent dimensions. 
&lt;br/&gt;Men age 30-50
&lt;br/&gt;
&lt;br/&gt;Sky Ray, a superheroine  from the future who traveled back hundreds of years to our time.  She is capable and likable, but a bit of a space cadet at times.  Dark hair.  She could possibly have an accent.
&lt;br/&gt;Women age 21-35
&lt;br/&gt;
&lt;br/&gt;Pandora, a mysterious psychic who casually tampers with people’s minds so she can enjoy luxury without having to pay for it.  She’s probably the most evil of the villains but you like her regardless because of what a smooth operator she is.
&lt;br/&gt;Women age 25-40
&lt;br/&gt;
&lt;br/&gt;Yorick the Magnificent, former circus performer that lost everything dear to him.  He turned to a life of crime for fame. A bit melodramatic with his role as a prankster villain though he’s strangely childlike at other times. 
&lt;br/&gt;Men age 21-35
&lt;br/&gt;

We ask that all participants in activities at Watershed, in public spaces, conduct themselves in a way that they wouldn't mind having portrayed on the cover of the Oregonian. Occasionally there are reporters, police and fire officials here in both an official and unofficial capacity.

&lt;br/&gt;2) The Federal DEA's office of the Narcotics Undercover Division is the grey building across McLoughlin. Be Mindful!

&lt;br/&gt;3) Watershed retains and reserves all rights and privileges for all media taken within the premises, especially during public events.     <summary type="html">&lt;div&gt;Hey, I'm an artist that heads up the Alter Egos Society (we've put on a couple of events locally) and now we're working on a superhero short film.  We're looking for a warehouse location were we could use as the villains HQ and the site for a hero/villain battle.  Filming would take two or three days.  We're making this flick to raise money for p:ear (a local non profit that provides art, recreation and educational resources to homeless youth) so we have basically zero budget. &lt;br/&gt;Leo Starfucker Sunshine here.   I'm the new guy, lapidary artist &amp;amp; beadmaker in the far Northeast lower back garage studio.   Howdy do!  I'll be sharing the space with my Radical Faerie friends from the "Portland Oregon Radical Faerie Artist Guild" (PORFAG).  A group of us had been setting up for last Thursday Alberta St for most of the summer and into October, but now we're ready to be inside and create some queer art magic &amp;amp; mayhem for the Watershed's FIRST FRIDAY!
&lt;br/&gt;
&lt;br/&gt;So I talked to Eric and told him I'd start up a thread for us to all discuss and plan things SPECIFICALLY for FIRST FRIDAYS.   He said that he and Tia would be the "go to" people for.   Thanks to Deadletter-Ben-Pagoda Kitchen (what the fuck is up with those names?) for the updates on the events at the Watershed in your recent post.   Re: First friday you said, "December 7th - First Friday! Wrench is spearheading this whole thing, so contact him to talk about showing art, vending art, etc."   That's great but who is "Wrench" and how are we supposed to contact him, hmmmmm?  I don't see a "wrench" in the list of members.  Let's have some consistency in our pet names people! ; )  Eric said that there was an e-mail to contact if you're interested in showing &amp;amp; selling art.  Can't remember, is it firstfriday@watershed.com?

&lt;br/&gt;ANyhow, I plan on being there with a table full of beads and I'll have some Radical Faerie artists also wanting to take up a couple tables and put our work out.  We should be able to manage our own tables, lights, and electricity.   There are some potential "fashionistas" that would be interested in doing a fsahion show, and I've got a hair burner queen that's interested in doing some performance art hair design.   He knows how to get the permit for "public cosmetology" or whatever it is.   He's quite a character.   Then there's the drag queens.... and my performance troupe, Risk of Change, from Oregon Country Fair that will be crashing the party.......

I am a graphic designer, also do some charcoal drawing, and random mixed media art. I didn't wander around much because I didn't  want to invade anyones space but it looked like a bunch of cool art spaces set up. I was wondering if you guys just rent space, if there are classes, if its a group of artist living there, all the above? &lt;/div&gt;

    <title>That was a crazy week/end!</title>

    <summary type="html">&lt;div&gt;On Monday, as we prepared for Aphelion, one of our bartenders died in a house fire. 
&lt;br/&gt;On Wednesday, two people broke a window to break in and suddenly found four people from the building chasing them down the street.
&lt;br/&gt;On Thursday, as we cleaned out the Watershed Cafe, a sprinkler burst and poured 400 gallons of water into the building.
&lt;br/&gt;On Friday, Eric feverishly finished the Parties-In-a-Box while we waited at the train stop... he barely delivered them in time for us to catch the train!
&lt;br/&gt;
&lt;br/&gt;People all over the city caught the proper trains to find tri-met and PPD everywhere.
&lt;br/&gt;At the Orange Quarter we had an Orange Party!
&lt;br/&gt;Back at the building, Solovox, Xan Green and Dj Andy, and Punkbaba was Sick! 
&lt;br/&gt;
&lt;br/&gt;Saturday, Welding, Fire Tool Making, Silkscreening and Ass Sex were awesome workshops - more workshops in the future! 
&lt;br/&gt;Saturday night, our chill afterparty got more active when Delandus and Angel busted out the hooks...
&lt;br/&gt;
&lt;br/&gt;Sunday, Brunch was late (of course) but delicious, and Cadrise's (sic?) singing was amazing!
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;Thanks everybody! We really kicked off the projecting season till burning man (6 months to go!) with a bang!

    <summary type="html">&lt;div&gt;Watershed is joining the First Friday Art walk for the Selwood/Brooklyn neighborhoods! 
&lt;br/&gt;
&lt;br/&gt;For the first show we will be packing the building with art, vendors in the interior driveway, and culminating the evening with a fashion runway show! This will be our ongoing monthly format, where the main room will be a curated show of 3 to 5 artists, and the north hallways will be available for artists to hang on a signup basis. For the stage prortion, we will have a DJ spinning during our fashion show, which is open to all styles and designers. We are also seeking performance artists, video artists, and other time based media to be a part of the evening. 
&lt;br/&gt;
&lt;br/&gt;We are continually looking for artists of all media, especially 3D and 4D. In addition we will soon have a space for installation artists, where work will be installed for a month, and will be viewable through a large window facing Milwaukie.

&lt;br/&gt;1) Status of the Building - if you haven't been in during the last two days, you may be surprised to find that it is currently SUPER clean. I made a metal shop today! That north end of the building now has a super-awesome Tool Shed shop, next to the ceramic studio, which is quickly becoming an awesome studio. Did you know we have four wheels and a pug mill? Did you know we have a 220 and 110 welder? Life is good! And the scrapper is coming on Friday to take out the boiler in the darkroom, so we can finally have a darkroom. And the upstairs metal is being demolished this weekend for the video lab. So phew! Take it away, scrappers!
&lt;br/&gt;
&lt;br/&gt;We passed our fire inspection about two weeks ago, and he helped us make a list of things that need improving - I'll post the document here once I get that finished. It's long! lots of little things, of course. 
&lt;br/&gt;
&lt;br/&gt;The Portland Development Commission is coming Tuesday, the 27th, at 11am in order to look at the whole project and specifically the cafe aspect. So maybe we'll leap forward into a cafe! 
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;2) There's a lot of upcoming happenings at Watershed...
&lt;br/&gt;December 1, 8, 15, 22 and 23, and 29 - Decemberville is Sellwood's 'open shopping' event, and we'll be open from noon - 3 as a turnaround for buses and such, and a bathroom. Expect the FIRST FRIDAY show to be up all month.
&lt;br/&gt;
&lt;br/&gt;December 1 - CastIron Carousel - a marionette troupe, is doing shows at 6pm and 8pm, and will be doing a big stage setup on the 31st and the 1st. 
&lt;br/&gt;
&lt;br/&gt;December 7th - First Friday! Wrench is spearheading this whole thing, so contact him to talk about showing art, vending art, etc.
&lt;br/&gt;
&lt;br/&gt;December 8th - Santacon - we'll be out doing santa stuff all day... prefunk? Afterparty?
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;And of course Tuesday Project night has been awesome - generally about 15-20 people, working on projects! All is as it should be.

I've noticed that most people I've met have gotten jobs through people they know. seeing that I'm new to town, i don't have this luxury. I'm willing to do almost any job. i have training and experience in the fallowing skills. hair dressing(but I'm not licensed in OR yet),on set hair dressing, fashion design, movie editing(final cut pro and I'm learning shake), modeling, clothing sales, barista, and produce.     <title>Art Project Idea for 2008</title>

&lt;br/&gt;I have this idea for an interactive art piece.  You interact with the machine which helps you interact with other burners.  It also satisfies both themes of the American Dream and Passion.  hehe... cause I'm sneaky like that!
&lt;br/&gt;
&lt;br/&gt;So, it's a spin the bottle game/seating/music structure.   Check out the link to the pic:

&lt;br/&gt;The posters are famous kisses in American (film) history.  I think movies are part of the American dream.  The bench will be plastered with those posters then lacquered.  It's probably going to end up being black and white with red velvet cushions.  Seems more romantic than what I have drawn in the pic.  But adding the posters to a design in Microsoft paint was more work than I wanted to do for now...

&lt;br/&gt;I have found a volunteer to help with the electronics part of it but there is going to be other things that I will need help with as well.  I am mostly likely going to rent a garage or a shared art space to construct it and store it.  Transportation hasn't been figured out yet and power is still questionable.  So it sounds a little unorganized but I just came up with it ad Diversion.
&lt;br/&gt;
&lt;br/&gt;So basically... the bottle will be spun by the participants who should kneel on the bench facing each other. (6-8 people at a time can play) depending on where the bottle stops, different music will play.  The lights can follow the bottle spinning and/or the beat of the music.  I am thinking funky love songs like something from barry manalow, kiss the girl from a little mermaid, hanky panky by madonna... it would be random but the bottle stopping would be what would trigger the music each spin.  
&lt;br/&gt;
&lt;br/&gt;If I can get a grant from burning man... and some extra help, I also wanted to ad some sort of video recording to tape people kissing.  There would have to be a gazebo type structure around the bench with cameras mounted if that were the case.  When I read the grant writing instructions they mentioned stating different scales of the art project from small to large and how the money would affect the complexity of the piece.  If they are willing to give enough, I will record the kisses and set up a website for people to get their images later.  Now that I am thinking about it, a clock set up near by so people can see about when they kissed and use that to find themselves in the archives after they get home!  The recording would fit into the movie kissing theme :0)

No extension of this lease agreement shall result from a delay in delivering possession.

&lt;br/&gt;SECTION SIX
&lt;br/&gt;USE OF PREMISES
&lt;br/&gt;
&lt;br/&gt;The demised premises are to be used for the purposes of _________________________________. Lessee shall restrict its use to such purposes, and shall not use or permit the use of the demised premises for any other purpose without the prior, express, and written consent of lessor, or lessor’s authorized agent.

&lt;br/&gt;SECTION SEVEN
&lt;br/&gt;RESTRICTIONS ON USE
&lt;br/&gt;
&lt;br/&gt;A.	While these studios are 24/7 access, at no time does Watershed PDX, LLC give permission for any live/work arrangement, and residency in one’s studio is grounds for termination.
&lt;br/&gt;B.	Lessee shall not use the demised premises in any manner that will increase risks covered by insurance on the demised premises and result in an increase in the rate of insurance or a cancellation of any insurance policy, even if such use may be in furtherance of Lessee’s business purposes.
&lt;br/&gt;C.	Lessee shall not keep, use, or sell anything prohibited by any policy of fire insurance (NO AMMUNITION SALES) covering the demised premises, and shall comply with all requirements of the insurers applicable to the demised premises necessary to keep in force the fire and liability insurance
&lt;br/&gt;D.	Lessee shall not allow any waste or undeclared nuisance on the demised premises, or use or allow the demised premises to be used for any unlawful purpose. This specifically includes food waste/remains, to prevent rats. Storage of any materials needs to be INSIDE of one’s studio, with some leeway for load-in/load-out. Please avoid using the shared space as an extension of your studio.\
&lt;br/&gt;E.	Tenant will NEVER allow underage drinking in their space. Operating machinery under the influence of alcohol or drugs is specifically prohibited, even within your own studio or shop. Consumption of illegal intoxicants on the premises is specifically forbidden.
&lt;br/&gt;
&lt;br/&gt;F.	Declared Risk associated with the tenant’s space is described as follows:

&lt;br/&gt;SECTION EIGHT
&lt;br/&gt;UTILITIES
&lt;br/&gt;
&lt;br/&gt;The $____/sq ft for utilities covers the following utilities: electricity, water, sewer, trash, and wireless internet. For shops/studios with gas heaters, any shop that wishes to use the gas heater would be asked to separately meter the gas, as these are an extremely inefficient method for heating. Heat during the winter is problematic, and we encourage tenants to join us in creating alternative heating solutions, involving hot water heaters and recirculation, wood stoves in spaces large enough to provide for them. NO ELECTRICAL SPACE HEATERS ARE PERMITTED DURING THE WINTER. This is for both safety and outrageous electrical bills associated with space heaters.
&lt;br/&gt;Watershed reserves the right to separately meter electrical usage for studios or groups of studios, and to charge electrical on the following basis: ____/sq ft for utilities, multiplied by the percentage of the total building utilities which the electrical bill forms, subtracted from ___/sq ft. Then, add on a share of the proportional electrical draw for the sub-metered spaces, or on a per-usage basis. If sharing with a per-usage tenant (kilns), 
&lt;br/&gt;
&lt;br/&gt;SECTION NINE
&lt;br/&gt;REPAIRS AND MAINTENANCE
&lt;br/&gt;
&lt;br/&gt;Lessee shall maintain the demised premises and keep them in good repair at its expense, except that side and rear exterior walls and the roof will be maintained in good condition by lessor. Lessee shall maintain and repair windows, doors, skylights, adjacent sidewalks, the building front, and interior walls. 
&lt;br/&gt;
&lt;br/&gt;Tenants must obtain written permission from Watershed PDX, LLC to alter the exterior walls of their space, including but not limited to painting (murals, color), architectural installation (windows, racks), or other attachments. Permission does not imply permanence. 
&lt;br/&gt;
&lt;br/&gt;For Art and temporary installation, please see Section 13, “Use of Public/Tool Shed Spaces”
&lt;br/&gt;
&lt;br/&gt;SECTION TEN
&lt;br/&gt;ENTRY ON PREMISES BY LESSOR
&lt;br/&gt;
&lt;br/&gt;A.	Lessor reserves the right to enter on the demised premises at reasonable times to inspect them, perform required maintenance and repairs, or to make additions, alterations, or modifications to any part of the building in which the demised premises are located, and Lessee shall permit lessor to do so. Lessee is required to keep a current copy of the key to their space with Watershed PDX, LLC.
&lt;br/&gt;
&lt;br/&gt;B.	Lessor may erect scaffolding, fences, and similar structures, post relevant notices, and place moveable equipment in connection with making alterations, additions, or repairs, all without incurring liability to Lessee for disturbance of quiet enjoyment of the demised premises, or loss of occupation of the demised premises.
&lt;br/&gt;
&lt;br/&gt;SECTION ELEVEN
&lt;br/&gt;NONLIABILITY OF LESSOR FOR DAMAGES
&lt;br/&gt;
&lt;br/&gt;Watershed PDX, LLC carries liability insurance for injuries and damages associated with the sidewalks, hallways, exploding toilets, and other public areas, given simple negligence or responsibility for said damage. The tenant bears responsibility for injuries or damages within the confines of their demised space, and for injuries or damages related to reckless or unsafe behavior in public spaces, including the riding of bicycles, large and small, into entrances and hallways of the building.  The tenant also takes responsibility for the safety of guests, as well as damage caused by unsafe behavior by guests.
&lt;br/&gt;
&lt;br/&gt;SECTION TWELVE
&lt;br/&gt;LIABILITY INSURANCE
&lt;br/&gt;
&lt;br/&gt;A.	Lessee shall procure and maintain in force at its expense during the term of this lease agreement and any extension of such term, public liability insurance with insurers and through brokers approved by lessor. Such coverage shall be adequate to protect against liability for damage claims through public use of or arising out of accidents occurring in or around the demised premises, in a minimum amount of $1,000,000 for property damage. The insurance policies shall provide coverage for contingent liability of lessor on any claims or losses, by naming both David Emami and Watershed PDX, LLC. The insurance policies shall be delivered to lessor for safekeeping.
&lt;br/&gt;
&lt;br/&gt;B.	If the insurance policies required by this section are not kept in force during the entire term of this lease agreement or any extension of such term, lessor may procure the necessary insurance and pay the premium for it, and the premium shall be repaid to lessor as an additional rent installment for the month following the date on which the premiums were paid by lessor.
&lt;br/&gt;
&lt;br/&gt;C.	Please check which insurance option you will be pursuing:

&lt;br/&gt;SECTION THIRTEEN
&lt;br/&gt;USE OF PUBLIC/TOOL SHED SPACE
&lt;br/&gt;This Lease gives Lessor domain over their specific demised space. Once outside the door of that studio, one is in the public spaces.
&lt;br/&gt;A.	Work in public areas must always adhere to the following standards:
&lt;br/&gt;a.	Temporary – Ideally work in public areas is cleaned up in its entirety every single day
&lt;br/&gt;b.	Safety – maintained in a continual safe manner that allows passage around without hazard
&lt;br/&gt;c.	Tools – away and/or unplugged at the end of the working day
&lt;br/&gt;d.	Swept – SWEEP EVERY DAY
&lt;br/&gt;e.	Mopped – Mop at the end of your project
&lt;br/&gt;f.	Documentation – There is an expectation that projects conducted in the public space will be documented for the edification and archiving of the larger project. This generally means budgeting for DV tapes and borrowing the cameras when working in the public space.
&lt;br/&gt;B.	“The F-1” – the large room, being an extension of the Tool Shed non-profit, is available to tenants to work in on an intermittent basis, and at the discretion of both the Tool Shed Board and Watershed PDX, LLC. This means occupying space in common areas is no guarantee that you will not be asked to move for a variety of reasons, including intermittent cleanups in which the entire building is taken to bare space. 
&lt;br/&gt;C.	To guarantee time in the F-1, follow the procedure for booking time through the Tool Shed Board. This generally involves being a paying member of one of the shared shops or a volunteer. 
&lt;br/&gt;D.	Unassigned F-1 space – the rest of the building’s unassigned work space is also available to tenants under the same terms. Keep in mind that the Non-profit, as Lessor of that space, offers the space to Watershed tenants as a courtesy, and has priority and authority to determine usage. One can always avoid this conflict by becoming a member of one of the non-profit shops.
&lt;br/&gt;E.	Wall-space – Tenants are encouraged to display art and product on the outside of their studio with the understanding that this space is on “loan,” and may be asked to remove the art/have the art removed in order to make wall space for gallery shows, general cleanup, or at the discretion of Watershed PDX, LLC
&lt;br/&gt;F.	Bathrooms and Utility Spaces – While Watershed makes a general effort to keep the bathrooms clean and stocked, this is not a guarantee that all bathrooms will be fully functional at all times. Tenants will refrain from placing vegetable matter/food in utility sinks, including emptying beverages such as beer or wine into the utility sinks. Please use the toilets for this.  With a building this large and productive, it is imperative that utility areas stay clean and neat. 
&lt;br/&gt;G.	Tool Shed shops – These are the separate demise of a tenant, Tool Shed, and may not be entered, much less used, without the explicit consent of that tenant. This is generally obtained by becoming a member of a shop, paying the dues (discounted for Tenants), and going through the safety procedures. Please help us keep the doors to the shops locked when not in use.
&lt;br/&gt;H.	Watershed PDX, LLC, which leases space to Tool Shed, has agreed to waive some of that rent in order to obtain discounted Tool Shed memberships for Watershed Tenants. This is generally $20 off of the price of each shop. 
&lt;br/&gt;
&lt;br/&gt;SECTION FOURTEEN
&lt;br/&gt;NO QUIET ENJOYMENT
&lt;br/&gt;
&lt;br/&gt;There is NO expectation of ‘quiet enjoyment’ at Watershed. Watershed is an industrial sanctuary committed to 24/7 artistic and craftsmen fabrication. The “quiet” arts (painting, sewing, writing) take a secondary role to cutting, grinding, welding, hammering, and other loud applications. Music is thus expected to be at a volume loud enough to be heard OVER earplugs and tools. The expectation is that one can ask a neighbor to change their music – having music is a given. 
&lt;br/&gt;
&lt;br/&gt;A person can, for the sake of video production, request a quiet blocked out time. This requires plenty of lead-up time and buy-in from other members of the building, so plan ahead!
&lt;br/&gt;
&lt;br/&gt;SECTION FIFTEEN
&lt;br/&gt;EVENTS
&lt;br/&gt;A.	There are events at Watershed
&lt;br/&gt;Watershed Industrial Arts Facility plays host to a variety of assemblies over the course of the year, from the dignified to the horribly crass. Some of these events are intrusive in their hours, volume and numbers of people. Tenants are hereby given forewarning, with no guarantees as to frequency or flavor. Watershed PDX, LLC hereby makes no guarantee that activities at the building will uphold any basic standards of decency or moral conduct.
&lt;br/&gt;B.	Cleanup/lockup prior to events – prior to events, all hallways, public areas and F-1 spaces need to be cleared. If tenants do not clean up any publicly stored material (already explicitly prohibited under this lease), they risk having any such materials thrown away, destroyed or damaged. Watershed takes NO liability for damaged goods held in common spaces during pre-event (or intermittent general) cleanups. 
&lt;br/&gt;C.	Access during events
&lt;br/&gt;Watershed tenants and individuals listed in this lease (Section Two) do not pay entrance fees to door-charge events. Guests of tenants need to be pre-arranged¬ for guestlisting. Please pay attention to notifications of upcoming events and take steps to ensure that you and yours can attend for free. It IS appropriate for the organizers of the event to ask you for volunteer hours in exchange for guestlisting for your guests. While you can insist on free access for you and yours during events, be aware that such behavior means you will probably be non-renewed at the conclusion of this lease.
&lt;br/&gt;D.	Conduct during events
&lt;br/&gt;Tenants allow attendees into their studios and shops at their own risk. Opening one’s studio to the public during an event brings your studio under the same guidelines and operating procedures being used for that event. Under no circumstances will tenants allow their space to be used for underage drinking, illegal drugs or any other risk outside the scope of the event itself.
&lt;br/&gt;E.	Cleanup after events
&lt;br/&gt;While a cleaning deposit is collected from groups wishing to host assembly events, cleanup does not always happen in a timely manner. Watershed makes no guarantee that the public spaces will return to clean immediately after an event.  In a do-ocracy, the person who wants it clean, cleans it. 
&lt;br/&gt;F.	Applying for  Events
&lt;br/&gt;Tenants are eligible to apply for gatherings, including for-profit ticketed events, in the public spaces. This is an extended process requiring approval and permits from many agents. Under no circumstances may tenants throw ad-hoc parties in the public spaces. 
&lt;br/&gt;G.	Gatherings in your own space 
&lt;br/&gt;Tenants may have guests in their space. Gatherings, especially with alcohol, need to be conducted with tact and planning. Keep in mind that too many people becomes de facto ‘ad-hoc parties in public spaces’. Tenants will notify neighbors and building management at least 7 days in advance of any intention to have a gathering of people. This is for the security of tools and projects in the building, as well as allowing neighbors and building management to adequately plan for increased building usage. Preferably, notice in writing (a small flyer) on the doors of each studio in the building is provided. Tenants are responsible for scanning public spaces and bathrooms for trash and recyclables inadvertantly left, even if the gathering was mostly within one’s own studio. Tenants take responsibility for vandalism or theft occuring in the building during an event. 
&lt;br/&gt;H.	Minors During Events
&lt;br/&gt;There will be events during the year that are designated 21+. During the duration of the OLCC permit, NO  minors will be allowed into the building. This may prevent a very limited selection of Tool Shed users and tenants from having access during those hours. 
&lt;br/&gt;A tenant caught violating the Liquor Control Plan for minors during a mixed-ages event indemnifies Watershed PDX, LLC and David Emami, owner, for any fines or damages incurred.
&lt;br/&gt;
&lt;br/&gt;SECTION SIXTEEN
&lt;br/&gt;EXTERIOR DOOR LOCKS
&lt;br/&gt;Watershed is only a semi-public building. Beyond Tuesday evenings, the building is open to tenants, their guests, members of the shared shops, and other keyholders. This means that the NORM is to LOCK THE DOORS at all times. If you are not actively working with the door open, lock it and close it behind you. When you leave the common room, lock the door.
&lt;br/&gt;
&lt;br/&gt;SECTION SEVENTEEN
&lt;br/&gt;USE OF FORKLIFT/CRANE
&lt;br/&gt;Use of the Forklift and Crane are expressly prohibited to all tenants not on the “Permitted Users” list. To become a permitted user, please see Eric Peralta for a safety rundown and checkout. 
&lt;br/&gt;
&lt;br/&gt;SECTION EIGHTEEN
&lt;br/&gt;BUILDING PRESENCE
&lt;br/&gt;Tenants will engage in no activity that will lessen the building’s reputation among neighbors or the community at large. This includes, without being limited to, drinking publicly in front of the building, being rude to neighbors, creating a hazard to passerby, as well as behavior to other tenant’s guests, attendees of events, unsafe behavior at events, drug and alcohol violations, price gouging, 
&lt;br/&gt;
&lt;br/&gt;SECTION NINETEEN
&lt;br/&gt;THEFT AND LOSS
&lt;br/&gt;
&lt;br/&gt;Given the semi-permeable nature of the common spaces, Watershed PDX, LLC AND the Tool Shed non-profit have no liability for theft, loss or breakage of tools, materials or other goods. Tool Shed has a loss/breakage policy for tools used in the direct service of the building project or the Tool Shed shops, which is entirely removed from this Lease. Check with Tool Shed BEFORE placing your tools into public service. Watershed PDX, LLC has no part in this policy. Tenant brings goods, materials and tools to the building at tenant’s own risk, and is encouraged to document and insure all such items in the building. 
&lt;br/&gt;
&lt;br/&gt;SECTION TWENTY
&lt;br/&gt;MEDIA RELEASE
&lt;br/&gt;
&lt;br/&gt;This project has been documented from the beginning, and will continue to be documented. While tenants can ask that no footage or photographic record be taken within their own studio, acceptance of this lease releases the video imagery and audio record of tenants, their guests, their work and their experience here to Watershed PDX, LLC, for whatever purpose Watershed PDX, LLC sees fit, including but not limited to promotional videos, OSHA training videos, 3-minute films, a Watershed documentary, embarrassing moments pirate mailed to your closest associates, etc. Watershed PDX, LLC reserves the right to install webcams in the building and stream to the web in common spaces.
&lt;br/&gt;
&lt;br/&gt;SECTION TWENTY-ONE
&lt;br/&gt;ASSIGNMENT, SUBLEASE, OR LICENSE
&lt;br/&gt;A.	Lessee shall not assign or sublease the demised premises, or any right or privilege connected with the demised premises, or allow any other person except agents and employees of Lessee to occupy the demised premises or any part of the demised premises without first obtaining the written consent of lessor. A consent by lessor shall not be a consent to a subsequent assignment, sublease, or occupation by other persons.
&lt;br/&gt;
&lt;br/&gt;B.	An unauthorized assignment, sublease, or license to occupy by Lessee shall be void and shall terminate this lease agreement at the option of lessor.
&lt;br/&gt;C.	The interest of Lessee in this lease agreement is not assignable by operation of law without the written consent of lessor.
&lt;br/&gt;
&lt;br/&gt;SECTION TWENTY-TWO
&lt;br/&gt;BREACH
&lt;br/&gt;The failure of Lessee to comply with each term and condition of this lease agreement shall constitute a breach of this lease agreement. Lessee shall have 7 days after receipt of written notice from lessor of any breach to correct the conditions specified in the notice. If the corrections cannot be made within the 7-day period, Lessee shall have a reasonable time to correct the default if action is commenced by Lessee within 3 days after receipt of the notice.
&lt;br/&gt;
&lt;br/&gt;SECTION TWENTY-THREE
&lt;br/&gt;REMEDIES OF LESSOR FOR BREACH BY LESSEE
&lt;br/&gt;Lessor shall have the following remedies in addition to its other rights and remedies in the event Lessee breaches this lease agreement and fails to make corrections as set forth in Section Fourteen:
&lt;br/&gt;
&lt;br/&gt;A.	Lessor may reenter the demised premises immediately and remove the property and personnel of Lessee, store the property in a public warehouse or at a place selected by lessor, at the expense of Lessee.
&lt;br/&gt;
&lt;br/&gt;B.	After reentry, lessor may terminate this lease agreement on giving 3 days’ written notice of termination to Lessee. Without such notice, reentry will not terminate this lease agreement. On termination, lessor may recover from Lessee all damages proximately resulting from the breach, including, but not limited to, the cost of recovering the demised premises and the balance of the rent payments remaining due and unpaid under this lease agreement.
&lt;br/&gt;
&lt;br/&gt;C.	After reentering, lessor may relet the demised premises or any part of the demised premises for any term without terminating this lease agreement, at such rent and on such terms as it may choose. Lessor may make alterations and repairs to the demised premises. The duties and liabilities of the parties if the demised premises are relet shall be as follows:
&lt;br/&gt;(1)	In addition to Lessee’s liability to lessor for breach of this lease agreement, Lessee shall be liable for all expenses of the reletting, for the alterations and repairs made, and for the difference between the rent received by lessor under the new lease agreement and the rent installments that were due for the same period under this lease agreement.
&lt;br/&gt;(2)	Lessor, at its option, shall have the right to apply the rent received from reletting the premises (a) to reduce Lessee’s indebtedness to lessor under this lease agreement, not including indebtedness for rent, (b) to expenses of the reletting and alterations and repairs made, (c) to rent due under this lease agreement, or (d) to payment of future rent under this lease agreement as it becomes due.
&lt;br/&gt;
&lt;br/&gt;SECTION TWENTY-FOUR
&lt;br/&gt;ATTORNEY FEES
&lt;br/&gt;If lessor files an action to enforce any agreement contained in this lease agreement, or for breach of any covenant or condition, Lessee shall pay lessor reasonable attorney fees for the services of lessor’s attorney in the action, all fees to be fixed by the court.
&lt;br/&gt;
&lt;br/&gt;SECTION TWENTY-FIVE
&lt;br/&gt;WAIVERS
&lt;br/&gt;Waiver by lessor of any breach of any covenant or duty of Lessee under this lease is not a waiver of a breach of any other covenant or duty of Lessee, or of any subsequent breach of the same covenant or duty.
&lt;br/&gt;
&lt;br/&gt;SECTION TWENTY-SIX
&lt;br/&gt;TIME OF THE ESSENCE
&lt;br/&gt;It is specifically declared and agreed that time is of the essence of this lease agreement.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;In witness, each party to this lease agreement has caused it to be executed on the date indicated below.

They provide free meals and activities to kids during the summer. No need to register or anything, just show up. Great for those low-income families or childcare providers.     <title>A place for parents to work on projects...</title>

    <summary type="html">&lt;div&gt;Watershed, PDX is a giant arts warehouse in the SE... we've got a number of parents who are starting to make it their own, and the ability to make it even more parent friendly is available - I imagine a place where a parent can hang out next winter and work on their craft, as opposed to stifling at home with no interaction...
&lt;br/&gt;
&lt;br/&gt;Sitting at home because even a trip to the coffee shop - which is $2.50 at least for  the right to hang out, and then one can only stay for a few hours without getting the feeling that one has overstayed one's welcome - uses up all our money in the winter. I'd like there to be a place where one's contribution was capped for the month, and then one could really settle in for the winter without feeling like 
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;What does Watershed have? Well, by next winter the Cafe space will be online, so in the building will be a place to get coffee. The computer lab/video editing lab is coming online, and the huge big room is a place to spread out and project while the kids run around. The woodshop, metal shop and ceramic studio are separated by doors from the kid areas, so if another mama is watching the kids, one could work on even more crafty things while the kids are right nearby.
&lt;br/&gt;
&lt;br/&gt;The main room has huge beams we've been hanging swings from, and the number of mini-bikes and scooters that linger about that the kids pick up and chase each other around with is hella cute...
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;We've got a big barbecue on Saturday, June 2nd, if a parent wanted to come check the place out and hear about the project...
&lt;br/&gt;

&lt;br/&gt;Gross annual income from tenants is likely to be approximately $146,000.

&lt;br/&gt;Tool Shed, Safety and Liability - Overview of general safety issues:
&lt;br/&gt;
&lt;br/&gt;Wood Shed: saws, planar, joiner
&lt;br/&gt;Photo Shed: chemicals
&lt;br/&gt;Clay Shed: pug mill, kiln
&lt;br/&gt;Metal Shed: welder, chop saw, grinders
&lt;br/&gt;Video Shed: carpal tunnel :)

&lt;br/&gt;Expect a document from each pod outlining the specifics of safety for each shop.
&lt;br/&gt;
&lt;br/&gt;The general principle is that each of these pods is a separate and autonomous entity, which will collect dues from its members and self-regulate under the supervision of a skilled user who takes on to oversee the project. New members are separated into two categories: Novice, and Skilled Users. Skilled Users are taken through a safety-rundown when they become members, and are expected to be able to teach/regulate lesser-experienced members. EVEN IF a woodworker is a master woodworker, etc, she is still expected to go through a complete safety rundown with Eric.
&lt;br/&gt;
&lt;br/&gt;Novice users are not allowed to use the shop except under the direct supervision of a skilled member. Novice users are not to set up the kiln without the direct supervision of Darius, for example. Novice users are not to work with chemicals in the darkroom, or weld/cut metal without a supervisory member. How does one begin to be able to be a skilled member? Being able to notice and regulate the safe behavior of other members is a key qualification for being able to use the shops in a less supervised manner.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;Tool Shed Revenue Flow
&lt;br/&gt;
&lt;br/&gt;The Tool Shed Board has a mandate for fiscal and legal (safety) oversight of the pods, while at the same time hoping to bring these small businesses online - our mandate/mission is more for business incubation than it is for renting people access to OUR tools.
&lt;br/&gt;
&lt;br/&gt;Moneys from the member dues go three places: $20/month to the Tool Shed board, which owes $20 per month to Watershed. The second expenditure is to pay whatever loan may be in effect from the Tool Shed Board for tools, and for the shared expense of insurance. The rest of the member due go into the operating budget for each pod, to buy tools and supplies.

&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;How does the Tool Shed Board make money?
&lt;br/&gt;
&lt;br/&gt;Tool Shed has the following revenue streams.
&lt;br/&gt;
&lt;br/&gt;1) By bartering with the landlord, Watershed PDX, llc, for building improvements rather than paying the full $20 per head per month. In this way, Tool Shed can replace an expenditure with labor and energy.
&lt;br/&gt;2) By negotiating the sale of product through it's shops, such as metal carts for bicycle communities, wheelchair ramps for homes, etc, etc
&lt;br/&gt;3) By receiving in-kind donations of tools and lend-to-own relationships with shops and other recipients. Someone donates a welder. The metal shop receives the welder and pays for it out of their member dues budget. The Tool Shed board now has dollars for microlending
&lt;br/&gt;4) Microlending - by lending dollars for tools to applicants, and getting paid back with 10% fee
&lt;br/&gt;5) Fundraising - for example, the Haunted House next October should be an ENORMOUS fundraiser for Tool Shed and the other non-profits and community groups involved.
&lt;br/&gt;
&lt;br/&gt;Gross Projected Revenues: $10,000 first year.
&lt;br/&gt;
&lt;br/&gt;Insurance and other bills that are NOT utilities to be passed directly on to shops in proportional shares, to be paid out of that pod's dues.
&lt;br/&gt;

    <title>WANT TO HELP US KEEP THE BUILDING?</title>

&lt;br/&gt;
&lt;br/&gt;The owner will be there to write an agreement with us, on our side, on when the former owner, the guy who owns that entire bay of random computer stuff, will get out of the building. At the same time, his father-in-law will be on the roof repairing the leaks.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;This is our chance to show off the place. Everything will be in it's place, shiny, and clean. THIS IS OUR CHANCE!
&lt;br/&gt;
&lt;br/&gt;An you love your studio at all, get it into tiptop shape. Take your stuff out of the hallways. Take away some of the recycling. Take the wood you want, the rest is going to the Rebuilding center. 
&lt;br/&gt;
&lt;br/&gt;Also, if you are able to be around the building 'being productive' - this is a good time. The building is a little dead during the day, and it would be great to show it being lively and used. 
&lt;br/&gt;
&lt;br/&gt;Are you a member of a public shop? Get in there and make it look awesome! 
&lt;br/&gt;
&lt;br/&gt;Want to help out in some other way? Take out some trash, put some art on the walls, help get every little corner swept, neat, and presentable.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;This is the same owner who got a little worried about the noise complaints/police reports/angry letters from our neighbors. Want to be able to have loud events again in '08? This is our chance to show that he was right to rent to us!

    <summary type="html">&lt;div&gt;Dlb and I just got interviewed by Kimberly Wilson from the Oregonian. We toured her through the project, bearing all with potential information overload, introducing her to Kiliii and the kayak workshop, Chad of 7studios, Charles and Lee,  while Tawny's little boy Eli represented the sewing collective! Look for the article in thursday's edition of In Portland within the Orgonian. Dlb's letter was published in the Sellwood Bee this week, and he will be interviewed by the PSU Vanguard this week.

&lt;br/&gt;We have some new tennants in the wings: Dropout Bike Club will be moving in tomorrow, and Mad lightbulb scientist Dylan will be locating his studio in the north east end of the building. While Forrest and Valerie will be setting up their own shops, and the community screenprinting studio over the coming month.

&lt;br/&gt;From 1843 to 1849 Oregon was a country. Of course before the Europeans it was a "country" too, but 1843 was the first Anglo American recognition of that republic.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;Today (well yesterday was) is the anniversary of the day there was an election to create
&lt;br/&gt;a European style republic in the Pacific Northwest. The country was
&lt;br/&gt;called Oregon and even minted its own money called beaver money.
&lt;br/&gt;The "beaver" side of the Oregon state flag maybe the original flag
&lt;br/&gt;of the country that included the current state of Washington, Idaho,
&lt;br/&gt;western Montana (west of the Rockies), a small portion of western
&lt;br/&gt;Wyoming (west of the Rockies) and British Columbia. The settlers
&lt;br/&gt;casting that vote were a mix of French, American (Bostans), British
&lt;br/&gt;and Metis males (most were married Native women). There is
&lt;br/&gt;arguement as to there goal of the "provisional government".
&lt;br/&gt;Obviously the pro American expansists were modivated by the idea of
&lt;br/&gt;manifest destiny for the US while the employees of the Hudson Bay
&lt;br/&gt;Company were ordered to cast votes to stop American interest in the
&lt;br/&gt;area, but what is often left out of that history are individuals
&lt;br/&gt;like Osborne Russell who favored (was even on one of the first
&lt;br/&gt;executive committees and ran as first governor) total independence
&lt;br/&gt;of the country of Oregon. Another aspect that is totally neglected
&lt;br/&gt;by historians we the development of a new grouping population that
&lt;br/&gt;was a mix of Native peoples with the new settlers (not all
&lt;br/&gt;were "Anglo American" settlers like the American National mythology
&lt;br/&gt;will suggest). This new population spoke as their "mother tongue"
&lt;br/&gt;Chinook Jargon (literally from their mothers and fathers who were of
&lt;br/&gt;mixed cultures) and for these people this region was not just
&lt;br/&gt;called "Oregon", but Chinook Illahee (the land of the Chinook Jargon
&lt;br/&gt;speakers). The ethnologist Hortatio Hale of the US Exploring
&lt;br/&gt;Expedition of 1841 described the use of Chinook Jargon during his
&lt;br/&gt;stay at Fort Vancouver by a new emerging culture of Chinook Illahee
&lt;br/&gt;in the 1840s:

&lt;br/&gt;"These are Canadians and half-breeds married to Chinook women, who
&lt;br/&gt;can only converse with their wives in this speech, and it is the
&lt;br/&gt;fact, strange as it may seem, that many young children are growing

&lt;br/&gt;who speak it with more readiness and perfection than any other."

&lt;br/&gt;In reasearching a lecture on Cascadia I gave in January at Reed College, I uncovered some interesting bits of information regarding the Oregon Republic. Contemporary sources discussed the topic of an independent nation, but by the 1890's there was no mention of the subject. Joe Meek's line in the sand at Champoeg was drawn to divide those for organizing a government, from those opposed to a government, not to divide those for the American side from those for the British side. The government formed was independent, as Meek himself said on his trip to Washington DC in 1848 following the Whitman massacre "I am Envoy extraordinary and minister plenipotentiary from the Republic of Oregon to the Court of the United States"

&lt;br/&gt;A few more rousing words about Cascadia on our national holiday:

    <title>Entry, security, and cat herding</title>

    <summary type="html">&lt;div&gt;In the next couple of weeks, the ceramics, metal, wood, and potentially the darkroom studios will be coming on line, likely tripling our traffic into and out of the building, and increasing the number of key holders (of which there are already 30). One potential problem lies in the fact that the building key allows entry into all areas of the building, and with the increase in keyholders, comes the increase in keys being passed on to friends. Up until now entry into the building has been pretty lax, and has cause only a few minor problems that were easily resolved. 
&lt;br/&gt;
&lt;br/&gt;How secure should we make the building's common areas?
&lt;br/&gt;
&lt;br/&gt;How much access should the average Tool Shed member have?
&lt;br/&gt;
&lt;br/&gt;Keys are expensive and hard to track, should we go big brother style and have mag swipe entry into the building in the evening? This could be an interesting way to transparently track the use of the building, and its projects.
&lt;br/&gt;
&lt;br/&gt;During the day the building is usually open, though not offically staffed.  But with potentially 75 people coming and going each day, and membership expanding in to the hundreds (with friends and S.O.s doubling this number) it will be pretty busy here. 
&lt;br/&gt;
&lt;br/&gt;This primarily a Watershed/Tool Shed issue, but I want the discussion to have a paralell in the community so that we can be sure to meet peoples' needs.

    <title>Gardening and clean up on outside</title>

    <summary type="html">&lt;div&gt;I got a few shovels, pickaxe, post-hole digger, and a bunch of seeds.  I need help if anybody can.    I will pick wednesday at noon til whenever.
&lt;br/&gt;
&lt;br/&gt;First thing is be need to clean up all the bits of garbage all around the space.  Then dig up spots, add some compost soil, and plant flowers or whatever.  Nothing edible of course.    
&lt;br/&gt;
&lt;br/&gt;The other project is building a cob retaining wall on the East side stairs.  One thing we can do right now is build a temp wood retaining wall to hold back dirt so we can add the cob wall.  This would also better define the sidewalk.  Til it got warm enough to do cob after mid-may.
